Industry ranges as of 2026: driveways $0.18–$0.28/sqft; siding soft wash $0.15–$0.22/sqft; roof soft wash $0.35–$0.55/sqft (pitch-adjusted); concrete $0.20–$0.35/sqft; gutter cleaning $1.00–$1.80/linear foot. Northeast and West Coast run 10–20% higher; Southeast runs the baseline.
Soft wash typically prices 20–40% higher than pressure wash on equivalent square footage because of the chemical costs (sodium hypochlorite, surfactants), longer dwell times, and specialized training. Roof and painted siding should almost always be soft-washed, not pressure-washed.
By the square foot — almost universally. Hourly pricing rewards slow work and makes customers anxious. Per-sqft pricing is what the market has standardized on and what this calculator uses. Keep a mental hourly target ($75–$150/hr depending on region) as a sanity check.
2-story premium is typically 15% — the extra gear, tank-hauling, and safety time add up. Heavy mildew / organic growth adds 20%. Oil/transmission stains on concrete add 10–20% for pre-treatment. This calculator lets you toggle those adjustments.
